In this article, the performance of a four-story reinforced concrete frame building with two different types of foundations under seismic loads was analyzed. In both cases, the total loads acting on the building were identical, with the main difference being the type of foundation: in the first case, a raft foundation was used, while in the second case, the structure was supported by isolated footings. The study examined the influence of the foundations on structural elements, their deformation behavior, and the settlement of the building under seismic effects. A comparative analysis was conducted to evaluate the key differences between the two foundation systems and their performance under seismic loads. The research findings demonstrated the significant impact that proper foundation selection has on the overall seismic safety and reliability of the structure. Based on the analysis, scientific conclusions were developed to support the optimization of structural design solutions
